Terms and Conditions
Terms and Conditions of the short survey report by Thatch International Ltd.
These Terms and Conditions will be sent by first class post to the person or persons giving instruction for the survey to be carried out.
No payment will be taken until the Terms and Conditions have been agreed and the report is received by the client.
Every endeavour will be made to ensure that the survey report is received by the client within ten working days of the instructions being received.
Freely available access will be needed to all outside aspects of the property concerned to complete the survey.
The Survey is an addendum to a Structural report compiled by an independent Chartered Surveyor.
It is restricted to an external, visual appraisal of the thatch, from ground level
Areas of the roof which cannot be seen from the ground are not included. The inclusion of these areas will require access and are at an agreed additional cost.
Detailed written surveys for litigation purposes or for purchasers purposes are at an agreed additional price.
The survey will include the following.
- Identification of thatching materials on all slopes.
- Estimation of age of thatching material on all slopes.
- Estimation of life expectancy of all thatching materials on all slopes.
- Identification of Ridge type.
- Estimation of age of ridge.
- Estimation of life expectancy of ridge.
- Estimates of known future capital costs at current prices.
- Identification of flashing materials, where chimneys exist.
- Estimation of any remedial or replacement necessary.
- Estimate of cost of the same.
- Identification of wire netting gauge. Condition of same, and replacement cost where applicable.
- Remarks will be made should the surveyor consider any comments germane or appropriate to either the buyer or the seller.
It must be stressed that this survey does not include the timber frame of the roof or any internal fabric of the building.
Fees will be charged at the following rates.
Properties with 2 bedrooms :- £90.00. plus vat
Properties with 3 bedrooms :- £110.00 plus vat
Properties with 4 bedrooms :- £140.00. plus vat
Anything larger :- £200.00 plus vat.
Professional Indemnity insurance will be carried by each surveyor.
